Hertfordshire Innovation Quarter Update
St Albans and Dacorum Local Plans
The St Albans and Dacorum Local Plans are pivotal in advancing Herts IQ’s mission to foster high-value employment across the region. This initiative spans the eastern side of Hemel Hempstead and includes the research campuses of Rothamsted (agri-tech) and BRE (sustainable built environment).
The St Albans draft Local Plan was submitted to the Government in November last year. A Public Inquiry is tentatively scheduled for May, with the goal of adopting the Plan by Spring 2026.
Similarly, the Dacorum Local Plan is on track, with a draft submission expected in the coming weeks. A Public Inquiry could take place this summer, aiming for adoption in Spring 2026.
The Crown Estate
The Crown Estate, owning land to the east and north of Hemel Hempstead, is preparing a planning application for Hemel East. This development will feature residential and commercial spaces, infrastructure, and a country park. Community workshops are being held to shape the proposal, focusing on climate change mitigation and sustainable travel solutions. Integration with existing communities and alignment with Hemel Garden Communities’ ambitions are key priorities.
Collaboration with the Crown Estate aims to ensure future commercial developments provide high-value employment, enhance local skills, and align with the Hertfordshire Economic Strategy.
Maylands Gateway
The new Prologis development at Maylands Gateway in Hemel Hempstead is progressing rapidly. With roofing and cladding panels in place, the fitting out has begun. The development is expected to be available for lease by the end of the first quarter this year.
Infrastructure Capital Projects
A new pedestrian and cycle crossing along the A414 has been completed and opened, enhancing accessibility for a wider range of users. This crossing complements the existing footbridge and is similar to the HF/LEP-funded crossing at the eastern end of the A414 in Hemel Hempstead, marking the start of the Quietway.
Additionally, work has commenced on a ‘Dutch Style’ roundabout on Boundary Way, a first for Hertfordshire, designed to prioritise cyclists.
These developments collectively support Herts IQ’s vision of creating a thriving, sustainable, and high-value employment hub in the region.
